Provisions <br /> of this paragraph shall in no way prohibit the prepara- <br /> tion of the site plan by a proiessional sitE planner > <br /> (b) Development within an MFPR Project sha11 contribute <br /> to the image and heritage of Orono as a place of beauty, <br /> spaciousness and high quality. Proposed buildings, <br /> structures and site elements sha11 be in good proportion; <br /> have simplicity of mass and detail; there sha11 be an <br /> appropriate use of materials; calors shall be in good <br /> taste and not use3 for dramatic eff_ect but in harmony <br /> with themselves and their environment. The folloEaing <br /> building materials will not be allowed on exposed exterior <br /> wall surfaces: non architectually treated concrete <br /> blocks or other structural blocks; corrugated metal �r <br /> fiberglass panels; asbestos or asphaltic siding mater�_als; <br /> materials that are su�ject to rapid det�rioration. <br /> (c) Floor �rea Requirements : The minimum net floor <br /> area requirem�nts per d:•relling unit for multiple dcvelling <br /> buildings shall be as follo�vs : <br /> ` Efficiency Units 500 square �eet <br /> One� bedroom units ?00 square feet <br /> Two bedroom units 850 square feet <br /> Three bedroom units 950 square feet <br /> Four bedroom units 1050 square fect <br /> Five or more bedroom units 1150 square feet. <br /> For purposes of ineasurement, the net floor area of a dwell- <br /> ing unit shall mean that area within a building used as <br /> . � - a� -single dwelling unit, and shall be �easured fram the <br /> inside of outside building walls to the center q� parti- <br /> tions on the interior of the building bounding the dwelling <br /> unit being measured, but sha11 not include public stairwaysr <br /> public entries, public foyers, public balconies , or unen- <br /> closed public porches, separate utility rooms, furnace areas <br /> or rooms, storage areas not within the apartment, or garage�. <br /> (d) Closets and Bulk Storage: Only closet space having a <br /> xninimum clear finish to finish depth of 2 feet, 0 inches, <br /> sha1Z be considered in determining the lineal feet of <br /> closet provided. The follawing minimum amounts of <br /> closet and bulk storage shall be provided for each <br /> dwelling unit: <br /> l. Efficiency units - 8 lineal feet of closet spaee <br /> and 80 cubic feet of bulk storage. <br /> -6- <br />
