Na structure or building sha11 exceed 2-1/2 stora_�� <br /> or 30 feet in height except as provided in S�c�ion 38. 9Q0. <br /> 34 . 962 Housing for Low and Moderate Income Persons and Families. <br /> Tn MFPR Projects containing 50 or more dwelling units in all con- <br /> struction phases, one dwelling unit of every 12 of the total <br /> number of dwelling units sr.a11 be provided for eligible persons <br /> or families in the low and moderate income range. This provision <br /> may be waived by the City Council if: <br /> (a) The percentage of existing low and moderate income <br /> housing in the city exceeds the percen.tage of such <br /> dwelling units in the Metropolitan area; <br /> (b) Funds for su�sic3y program are not availa�le within <br /> one year of application; <br /> (c) The City Council determines that the MFPR Project <br /> location is inappropriate for su�h dwelling units <br /> because of the lack of public and private support <br /> : services . <br /> < <br /> a. Density Credit : For all eligible MI'PR Projects providing <br /> dwelling units for low and moderate income persons and families. <br /> One additional dwelling unit will be permitted for each 12 d*rrell- <br /> ing units allowed under the standard lot area requirements of the <br /> M-6 District. . <br /> b. Procedure: In order to provide low and moderate income dwell- <br /> ing units, the applicant shall propose application (s) to the <br /> Federal Housing Administration (FHA) of the United States Departme�t <br /> of Housing and Urban Development, (or other source of subsidy <br /> funds) under programs for homeownership (including condominiums) , <br /> rental or cooperative housing. The proposal sh�ll conform to <br /> the guidelines established by the United States Department of <br /> Housing and Urban Development with respect to cost limitations, <br /> construction and other standards for development of moderate <br /> income dwelling units under the applicable subsidy program(s) . <br /> The applicant shall furnish any proposal and supporting documents <br /> in the form of exchanges of correspondence with responsiblE <br /> officials of the FHA (or other source of su�sidy funds) , togeth�r <br /> with affidavits by the proponent reporting its discussions with <br /> such officials, indicating, to the extent then possible, whether <br /> -4- <br />
