Zoning File #1254 <br />March 11, 1988 <br />Page 3 of 7 <br />Drainage - Section 10.60, Subdivision 15 <br />The drainage has been reviewed by the City Engineer and Minnehaha <br />Creek Watershed District. <br />The M.W.C.C. has reviewed the project and since there is no change in <br />the direction of drainage and very little change in additional parking lot, <br />they will approve it with the following comments: <br />1. Soil erosion control will be maintained throughout the project. <br />2. Any future construction of the parking lot to the west must be <br />submitted to M.W.C.C. for approval. <br />The City Engineer's comments are similar to those of the M.W.C.C. <br />Traific Control/Access (Exhibit E) - Section 10.60, Subdivision 16 <br />Review of the two access points by the Hennepin County Department of <br />Transportation Department was looked upon favorably. The only comment was <br />that the east access must be lined up with North Brown Road (see Exhibit <br />L). <br />Traffic flow within the parking lots was reviewed by the City Engineer <br />(Exhibit J) with the following comments: <br />The extension of the parking lot to the north will require extensive <br />grading work. We recommend that a grading plan be submitted <br />indicating final contours for that area. <br />The drop off/turn around created by extending the sidewalk onto the <br />driving surface creates a driving hazard. We recommend it be revised <br />or eliminated. <br />The extension of the parking lot has been done with grading permits <br />from the City and the contours shown are final. <br />Signs - Section 10.60, Subdivision 1 <br />Existing sign is located over the lot line. There has been an attempt <br />to acquire more property in this area to no avail. This sign must be <br />relocated on the church property, 5' from the property line, and not exceed <br />8' in height above grade. <br />
