City of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. — 69 - -- <br />2. The property contains a total of approximately 5.82 acres of <br />land. <br />3. Lot 1 contains 3.25 total acres of land, of which 2.28 acres <br />of dry buildable land are contiguous with the proposed building <br />site; Lot 2 contains 2.57 total acres of land of which 2.5 acres <br />of dry buildable land are contiguous with the proposed building <br />site. <br />4. Both Lots 1 and 2 require a variance for lot width at the rear <br />of the 50' front yard setback. Lot 1 contains 121.0 feet in <br />defined width where 200.0 feet in width is required, a variance <br />of 79.0 feet. Lot 2 contains 70.0 feet in defined width where <br />200.0 feet in width is required, a variance of 130.0 feet. Each <br />lot contains 200 or more feet of width at the proposed house <br />location. <br />5. Lot 1 will access to Bayside Road (County Road 84) and is <br />subject to a Hennepin County access permit. Lot 2 will acces to <br />Leaf Street and is subject to City approval of the access <br />location. <br />6. The City will require a 20' wide drainage easement over each <br />of Lots 1 and 2 for the minor creek traversing the lots near <br />their respective road access points. Each driveway crossing of <br />these drainageways will require installaiton of a culvert to be <br />approved by the City Engineer. <br />7. The City will require a Conservation and Flowage Easement over <br />the designated floodplain of "unnamed Tributary to Stubbs Bay" on <br />Lots 1 and 2. <br />8. Both Lots 1 and 2 have been demonstrated to contain suitable <br />sites for primary and alternate drainfields to serve the proposed <br />single family residences. <br />9. Single family residences can be constructed on both Tots 1 and <br />2 without the need for further variances. <br />NOW, THEREFORE BE IT ;'F ` ^LVED, that based upon one or more <br />of the findings noted above, ;ity Council of the City of Orono <br />hereby approves the preliminary e-at for Craig K. Anderson at 375 Leaf <br />Street and 3300 Bayside Road per the survey dat,23 July 17, 1987, <br />revised September 21, 1987 by Theodore D.
