If a shared access of the existing curb cut is approved within Lot <br />2 by the Hennepin County Department of Transportation, owner of Lot 2 <br />shall grant an access easement in favor of Lot 1. <br />4. Payment of the $200.00 park fee for Lot 1. <br />5. Payment of a $225.n0 sewer unit charge upon application for a <br />building permit for Lot 1. <br />6. Prior to the City issuing a building permit for a new residence on <br />Lot 1, the future owner must submit the following to the City: <br />a) Copy of an executed Metropolitan Waste Control Commission <br />permit for connection to Metro -owned sewer line. <br />b) Access permit from Hennepin County Highway Department. <br />Additional Comments and Planning Comission Recossendation - <br />March 1, 1988 <br />Additional Exhibit <br />Exhibit G - Staff Sketch of Rearranged 2 Acre Lot Line <br />The Hennepin County Highway Department has advised the City that it <br />has no problem with the shared access in the present location and only <br />advised that there should be the necessary exchanging of easements granted <br />by Lot 2 in favor of Lot 1. <br />Staff also reviewed the question of the need for a lot width variance <br />for Lot 2 with the proposed division line. Lot 2 does not meet the <br />required 200' at the rear of the 50' setback line. Staff advised the <br />Planning Commission that if the lot were to be rearranged per the enclosed <br />Exhibit G providing Lot 2 with the required lot width, Lot 1 would then <br />extend into existing improvements within Lot 2. Planning Commission <br />members advised that given the topography and the landscaping, the proposed <br />dividing line clearly follows the natural division of the two properties. <br />Planning Commission recommended approving the lot width variance for Lot 2 <br />based on the above findings. <br />Planning Commission Recommendation - <br />The Planning Commission adopted the staff recommendation noted on Page <br />2 and 3 of this memo. The enclosed resolution has begin drafted per the <br />Planning Commission recommendation that also includes the granting of a <br />variance for the required lot width for Lot 2. <br />
