Bituminous flumes provided to drain the curb section at Stubbs <br />Bay Road. <br />The MCWD has confirmed that the prop-l:ed drainage system will meet the <br />standards of the Water Shed District- no drainage will leave the site %hen <br />developed at a greater rate then it does in its present undeveloped state. <br />Staff has enclosed a plat of the surrounding neighborhood (Exh. H), <br />designating approximate location of houses, boundaries of individual <br />properties and surrounding road locations. At a minium staff has <br />recommended access to the east lot line be provided for a future <br />connector/through road to Leaf Street. Ncte 40+ undeveloped acres within <br />RLS 843 a� the east quadrant of the map. There is no more than 1 to 1 1/2 <br />acre of wetland within the entire property with a protential development <br />density of 20 lots. The Planning Commission has supported staffs request <br />for the extension corridor. <br />Planning Commission Recommendation <br />To approve the 5 lot plat preliminary subdivision application of Betz <br />Builders Inc, and Clement C. Kroll finding all pertinent standards of the <br />on site septic code, RR-lB Zoning District and subdivison regulations of <br />the City have been satisfied and grants a variance for the creation of a <br />private road finding the placement and the design of the road will provide <br />safe use for the public who use the road way. <br />Approval is subject to the following condtions: <br />1. Applicant/Owner to grant road and utility easements over road <br />outlot and extension outl.ot. <br />2. Excution of maintance covenants to include ownership and <br />maintance responsibility for all benefiting lots. <br />3. Drainage ditch between lots 2 and 3, block 1 must he R to 10' <br />wide the whole length of the drainage ditch. (Applicant has the <br />option to either riprap drainageway or install storm sewer pipe). <br />
