This obviously <br />can serve more than the approximately 100 units in this area. <br />Other areas could be hooked into this and utilize this <br />capaci.y. Staff has discussed the possibility of having a <br />portion of the cost of the excess capacity picked up by the <br />City initially as a reserve charge, to eventually a funded <br />by those who may use the pipe. To the extent that this is <br />done, every $100,000 that the City would set aside as reserve <br />charge would reduce the unit charge by approximately $1,000 <br />per unit based on 100 units. It should be remembered <br />however, that this area will be hooking into the line on <br />Tonkawa Road (Co. Rd. 135) which has "ressrve capaCity" for <br />this area and for future areas. (All the people along <br />Tonkawa paid for their entire system and there is no <br />anticipation that they would be rebated anything as a result <br />of this improvement.) <br />If you are on a large lot can you stay out of the sewer <br />project? <br />It has been the City's policy to include all properties which <br />are abutting a line. This is done becau.;e you now have an <br />option for sanitary disposal that you previously did not have <br />even if you choose not to exercise it. City policy has been <br />that all properties_ abutting a line hook up in the study area <br />and that they must hook up within 16 months and pay for the <br />improvement. <br />Will zoning be changed to help us afford the improvement? <br />In 1975 this area was zoned from the previous 1 acre to 2 <br />acre zone because there was not sewer in the are,. That sewer was installed in <br />1985 and there has been no request by the residents nor any + <br />initiative by the City to rezone tLac area. (It should be I{ <br />noted that even if rezoned to 1 acre standar',. the bulk of <br />the lots in the Crystal Bay area would remai nbstandard.) <br />Should a request for rezoning be considered, .ue City would <br />have to amend its Comprehensive Plan.
