Page Four
DRAINAGE BETWEEN COUNTY ROAD 6 AND THE RISE NEAR MF.nINA
HDRN I NGS I DE
The pond north of the house at 1125 North Willow (northwest
corner of Wi "-:i and County Road 6) is a natural holding area
for drainage from approximately 12 acres of surrounding land
and is a wildlife breeding area.
LU of the runoff from this 1000-foot stretch (from County
Road 6 to Medina Miorningside) must be directed into that
pond. A 1" rainfall would put 25,000 gallons of water into
'he pond from road runoff alone, not to mention the runoff
from the surrounding 12 acres which also drain into the pond.
A 3" rainfall will put an additional 75,000 gallons into the
pond from the road. How much will the additional runoff
raise the the water level and how close will the overflow
come to the house on the property? Is the new property owner
at 1125 North Willow aware that the pond may start invading
her yard or a considerable portion of her property?
COST TO ORONO INTANGIBLE COSTS
On September 25, Mr. Bernhardson stated that Orono's only
cost for this project would be half of the land acn,`,ition
cost. There are intangible costs also, such as the c;,.,;rease
in property values and the daily annoyance of heavy traffic,
etc. Thcse costs cannot be discounted simply bece.use they
are being absorbed by the affected property owners.
Frankly, I was quite surprised that no one brought these points up of the last
meeting; however, a person probably needs to be very familiar with t•le area in
order to be aware of many of these. : truly believe they must be addressed
before preliminary approval is given.
AAA tL I*
r
Sincerely,
Rosanne Eppel
1462 Willow Drive
Long Lake, MN 55356
Phone: 473-9757
