Applicant to grant underlying road and utility easements over <br />all road outlots to include future extension road, outlot A. <br />4. Applicant to grant conservation and flowage easement over 5 <br />wetland areas. In addition aaplicant shall provide drainage <br />easements over drainage ways and storm sewer lines (not located <br />within road outlots and drainage and utility easements) adjacent <br />to lot boundaries. <br />5. Applicant to execute covenents for the shared cost of <br />maintenance and upkeep , f private road. Applicant ma, wish to <br />take the customary fori., used by the City and incorporate in <br />private covenants. In addition the City will expect private <br />covenants to address maintenance and protection of drainage ways <br />and retention areas by private property owners. <br />Upon preliminary approval of the plat applicant is to draft <br />appropriate covenants to be submitted to the City for review <br />prior the the f ilinq of the final plat. <br />5. Prior to scheduling the application before the Council the <br />following must take place: <br />A. Final approval of the drainage plan by the Minnehaha <br />Creek Watershed District. <br />B. Applicant to provide copies of formal landscape plan. <br />7. The City encourages the applicant to create an Outlot to the <br />east of the "exception" to serve as area for future septic <br />expansion. <br />8. Prior to final plat approrx-1 t:ne applicant must resolve the <br />boundary dispute at the northeast corner of the property. <br />Applicant to advise the City as to the method used to resolve <br />such dispute. <br />
