Zoning File #1459 <br />September 14, 1989 <br />Page 2 of 2 <br />Discussion - <br />Due to elevations and distances to neighboring adjacent <br />houses, the effect of this addition on lakeviews enjoyed by <br />neighboring property owners is insignificant. <br />Regarding the hardcover question, there is no substantial <br />area of rock and plastic that could be removed to reduce <br />hardcover. The existing retaining walls appear to be necessary. <br />The only portions of hardcover that might be removed would be the <br />6'x8' shed near the street, and perhaps a portion of the pa-ed <br />driveway at the southeast corner of the lot. Planning Commission <br />may wish to have applicant consider whether portions of the <br />driveway are not necessary. <br />Staff Recommendation - <br />A Planning Commission recommendation for approval could be <br />based on the following findings: <br />1. The 8' average lakeshore setback er--^gchment h",r nn <br />significant impact on lakeviews enjoyed by neiy:-;x:i•ing <br />property owners. Furthermore, the proposed addition is <br />located approximately 100' from the shoreline. <br />2.
