Zoning File #1459
September 14, 1989
Discussion -
Due to elevations and distances to neighboring adjacent
houses, the effect of this addition on lakeviews enjoyed by
neighboring property owners is insignificant.
Regarding the hardcover question, there is no substantial
area of rock and plastic that could be removed to reduce
hardcover. The existing retaining walls appear to be necessary.
The only portions of hardcover that might be removed would be the
6'x8' shed near the street, and perhaps a portion of the pa-ed
driveway at the southeast corner of the lot. Planning Commission
may wish to have applicant consider whether portions of the
driveway are not necessary.
Staff Recommendation -
A Planning Commission recommendation for approval could be
based on the following findings:
1. The 8' average lakeshore setback er--^gchment h",r nn
significant impact on lakeviews enjoyed by neiy:-;x:i•ing
property owners. Furthermore, the proposed addition is
located approximately 100' from the shoreline.
2. Hardcover in the 75-250' zone w-;.11 decrease by 30 s.f.
as a result of this proposal.
1
