As noted in the it-:mc, to the Planning <br />c.vmmission, this guest house unit is essentially one room, with a <br />kitchenette and bathroom, arA was permitted to be constructed in <br />1976. <br />Applicant notes that in the past he has rented out the main <br />house during the winter while he was in Florida. On an <br />occassional basis, he has had someone living in the guest <br />apartment mainly as a security measure while he was out of state. <br />Applicant notes that he has absolutely no intent of renting the <br />guest house in the future and agrees to abide by the four <br />conditions recommended by staff and Planning Commission. <br />Regarding the technical requirements for a guest house <br />conditional use permit, the standards require that" all regular <br />lot requirements be met by the guest house". Applicant has an <br />er, sting lot area of .81 acres in a .5 acre zone. Although he <br />has attempted to purchase the .17 acre vacant parcel immediately <br />west, he has not succeeded to date due to inability of the <br />cui rent owner to provide clear title. Even with that .17 acre, <br />the property would still .02 acres 1?ss than the 1.0 acre <br />requirement. Staff reviewed this issue in the discussion portion <br />of the August 14, 1989 memo. <br />
