A 20' <br />setback between the two buildings would be necessary to <br />accomplish a future subdivision leaving each structure with a 10' <br />setback to the lot line between them. The applicant has no <br />intent of proposing such a division, and the existing location of <br />the garage/guest house 10' from the principal structure would <br />necessitate any number of variances; it is unlikely that a future <br />subdivision would occur. <br />If the guest house use is approved, it would be appropriate <br />to grant the necessary variances to the lot area and structure - <br />to -structure setback requirements. <br />Staff Recomendation - <br />Based on the 3-2 vote recommending approval, staff has <br />drafted a conditional use permit resolution for approval based on <br />the four conditions previously noted. A copy of that resolution <br />draft is attached for Council review. <br />
