Comments for September 18, 1989 Planning <br />Commission Motif:; - <br />Additional Eahibil: - <br />Exhibit J - Notice of Punning Commission Action <br />Staff met with the applicant to review staff's hardcover <br />calculations in relation to the actual area of the setback zones. <br />Staff's area calculations were incorrect as they did not include <br />the 33-34 Zeet of steep lakeshore bank located within the 0-75' <br />setback area. Staff would confirm the original calculations <br />presented by applicant's surveyor. The hardcover facts are as <br />follows: <br />0-75' Setback Area - 9,727.5 s.f. <br />Allowed Hardcover = 0% <br />Existing Hardco•er 0% <br />75-2501+ Setback Area = 22,827 s.f. <br />Allowed Hardcover 5,706.7 s.f. or 25% <br />Existing Hardcover - 5,516 s.f. or 24.1% <br />Proposed Hardcover = 5,997 s.f. or 26.28* <br />Variance = 290.3 s.f. or 1.2% <br />* 24 s.f. added to original estimate of 5,973 s.f. for <br />overhang area and grade -level walk -out area from patio <br />doors. Applicant has confirmed steps will not be installed <br />as shown in Exhibit H. <br />As noted in the original review, the application involves a <br />slight encroachment of approximately 1-1h' in front of the <br />average lakeshore setback line for the proposed addition to the <br />principal structure. The addition would also require the <br />approval of a hardcover variance within the 75-250' setback area <br />of 290.3 s.f. or 1.2%. <br />Options of Action - <br />1. Denial of the average lakeshore setback variance of <br />approximately lit feet and a hardcover variance of 1.2%. If <br />denied, Planning Comi,,ission should refer to the necessary <br />findings in Section 10.08, Subdivision 3 (B). <br />2. Approval. If approved, Planning Commission should refer to <br />the findings noted above as t1:ey are still appropriate in <br />the amended r iew. <br />Options of coadi �_ .,fls of approval: <br />A) Maintain total hardcover at allowed 25%, but approve the <br />average lakeshore setback variance. <br />B) Approve average lakeshore setback variance and hardcover <br />variance of 1.21. <br />
