i, <br />City of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. <br />2219 <br />A RESOLUTION GRANTING <br />PRELIMINARY APPROVAL <br />OF THE PLAT OF WOOD HILL <br />APPLICATION NO. 1163 <br />WHEREAS, John D. McDowell and T.V. Markle, Vice President c <br />t-;oodhi 11 Country Club (hereinafter "applicants") on May 22, 1987 filed <br />Class II? subdivision application with the City of Orono (hereinafte <br />"City") for approval of a 5 lot plat of a property legally described c <br />Exhibit A attached to this resolution and hereinafter referred to as "tt <br />property"; and <br />WHEREAS, after due publisheu and mailed notice in accordance wit <br />Minnesota Statues 462.358 et. seq. and the City of Orono zoning ar. <br />Subdivision Codes, the Orono Planning Commission held a public hearing c <br />June 15, 1.987, at which time all persons desiring to be heard concernir <br />this application were given the opportunity to speak thereon; and <br />WHEREAS, at their regular meeting held on July 13, 1987, tl <br />Orono City Council considered the subdivision application of t` <br />applicants, noting the following findings of fact: <br />The property is located within the RR-lB Single Family Rur�. <br />..-'sidential zoning district requiring a minimu.a of 2 acres c <br />contiguous dry buildable land within each newly created lot. <br />2 The property consists of approximately 37.5 acres. Lot 1 contair <br />2.2 acres of dry contiguous land; Lot 2 contains 2.03 acres of d: <br />contiguous land; Lot 3 contains 2.50 acres of dry contiguous 1-and; L( <br />4 contains 2.63 acres of dry contiguous land; and, Lot 5 contains ? <br />acres of dry contiguous land. <br />3. Outlot B cons .sts of approximately 20 acres and is not propose <br />for residental development and will be combined with contiguous lan, <br />owned by Woodhill County Club. <br />4. Lo:. 3 shall achieve access pia an existing private drivewc <br />easement to the south and Lots 1, 2, 4 and 5 shall be served b} <br />private road that shall access from the nu-th at Woodhill Avenue. <br />5. A single family residence can be constructed on all five log <br />without the need for further variances. <br />6. Septic testing has confirmed that all lots have suitable soils ai <br />areas for on -site sewage disposal systems.
