Sideyard .Setback/Sideyard Landscaping - <br />Required - 10' <br />Proposed - 5' <br />Variance - 5' or 50% <br />Applicant is proposing to move the structure from the north <br />side of the lot to the south side of the lot, eliminating the <br />variance requirement for setback from residential zone. Moving <br />this structure to the south side of the lot has created the need <br />for a variance as stated above. In application #1263, applicant <br />shows parking lot abutting the lot line. By moving the structure <br />to the south side of the lot, applicant is creating a 5' grass <br />area between the lot line and the structure which did not exist <br />with application #1263. <br />B. Lakeshore Setback - <br />Required - 75' <br />Proposed - 29' <br />Variance - 46' or 39% <br />Applicant requests to put this structure on the south side <br />of the lot within the 75' lakeshore setback area. Application <br />#1263 shows this area in which the structure will be located as <br />i,arking area. Therefore there will be no additional hardcover <br />proposed. The only revisions would be that the structure would <br />replace the parking area and a 5' strip of grass area would <br />remain. <br />Hardcover - <br />Applicant is proposing a reduction in hardcover as follows <br />(see exhibit V): <br />Total Area; <br />0-75 Area: <br />75-250 Area: <br />18,700 a.f. <br />9,000 s.f. <br />9,700 s.f. <br />Hardcover 0-75' Zone - <br />Existing: 8,720 s.f. <br />Proposed: 6,076 s.f.
