PRD PLANNED RESIDENTIAL DISTRICT <br />Sec. 78-601. Purpose. <br />This plan is available to land subdividers subject to council approval, as alternative to standard minimum lot <br />size subdivision of land. The purpose of this plan is to enhance the appearance of neighborhoods through <br />preservation of natural open spaces, to counteract the effects of urban congestion and monotony, to provide <br />cohesive structure to neighborhood design, to offer recreation opportunities close to home, and to aid in <br />improving the welfare in general of city residents. <br />(Code 1984, § 10.32(1)) <br />Sec. 78-602. Submission of plans. <br />Landowners may submit land subdivision plans for any R district without adherence to minimum lot size <br />requirements for each building lot, provided that the total number of building lots or dwelling units shall not <br />exceed the number of such lots or units permissible under the minimum lot size requirements of the zoning district <br />or districts in which such land is situated. <br />(Code 1984, § 10.32(2)) <br />Sec. 78-603. Council discretion. <br />Dwelling units permitted may be, at the discretion of the council and subject to the conditions set forth by <br />the council, in detached, attached or multiple-family dwelling structures, subject to the limitations provided for in <br />each zoning district. <br />(Code 1984, § 10.32(3)) <br />Sec. 78-604. Open space. <br />The dedication, ownership, use and maintenance of open spaces created by the application of a planned <br />residential development shall be subject to conditions deemed necessary by the council to assure the preservation <br />of such open spaces for their intended purposes. <br />(Code 1984, § 10.32(4)) <br />Sec. 78-605. Dedication of open space. <br />The dedication and ownership of the open spaces referred to in section 78-604 may be through: <br />(1) Homeowners' association; <br />(2) Landlord maintenance; <br />57
