Zoning File #1326 <br />May 11, 1989 <br />r«ge 2 of 2 <br />1. Applicant shall construct the retention basin per the <br />City Engineer's approval as a first condition to issuance of <br />a building permit for a house on the property. This basin <br />would be required to be completed at the time of initial <br />foundation excavation on the property. Proper erosion <br />controls shall be in place. The necessary drainage easement <br />for this basin shall be shown in the final plat drawings. <br />2. Any changes to the house footprint prior to issuance of <br />the building permit will require a revised site grading plan <br />which must be approved by the City Engineer prior to <br />issuance of the building permit. <br />3. Dedication of 25* outlot corridor along the north side <br />of Parcel 36-118-23 14 0010, for private roadway purposes. <br />4. The road outlot shall be subject to an underlying road <br />and utility easement granted to the City. <br />5. City to grant the 140* variance for lot width and the <br />inherent variance for lack of frontage on a public roadway. <br />6. The standard park fee of $200.00 for the new lot shall <br />be paid as part of the final subdivision fees. <br />7.
