5. Similarly, the proposed building lot and the remaining <br />11-acre lot require a variance to the requirement of <br />frontage on a public roadway, the lots abutting and being <br />served by a private easement roadway. <br />6. The proposed new building site is served by an existing <br />private easement roadway which is sufficient to provide safe <br />and functional access for the proposed new building lot. <br />7. It is intended that the privately owned easement <br />roadway continue to be privately maintained. The City will <br />require that the applicants dedicate an outlet over the <br />northerly 25* of the property for private road use, and that <br />the standard road and utility easement over that portion of <br />the private road be executed. <br />8. The applicants are hereby advised that future <br />subdivision of the property to create additional building <br />sites may result in the City requiring an upgrading of the <br />private roadway to current private road standards. <br />9. A drainage detention basin to be constructed within the <br />property will be subject to a drainage easement. <br />10. The proposed new 2.8 acre building site has been <br />demonstrated to contain suitable sites for primary and <br />alternate drainfields to serve the proposed single family <br />residence. The remaining 11.2 acre parcel exceeds 5 acres <br />in area and is not required to be tested for drainfield <br />sites. <br />11. A single family residence can be constructed on the new <br />2.8 acre lot without the need for further variances. <br />NOW, THEREFORE BE IT RESOLVED, that based upon one or <br />more of the findings noted above, the City Council of the City of <br />Orono hereby approves the preliminary plat for Wayzata Country <br />Club and Ronald Lauer at 200 Wayzata Boulevard per the survey by <br />James R. Hill, Inc. dated May 21, 1988, attached hereto as <br />Exhibit A, subject to the following conditions: <br />1. The 11.2 acre parcel shall be designated on the plat <br />drawings as Lot 1. The proposed 2.8 acre building site <br />shall be shown on the plat drawings as Lot 2. A 25* wide <br />outlot corridor along the northerly 25* of the property <br />shall be designated on the plat as Outlets A and B, being <br />adjacent to Lots 1 and 2. <br />Page 2 uf 5
