A RESOLUTION GRANTING <br />PRELIMINARY APPROVAL FOR A PLAT FOR <br />WAYZATA COUNTRY CLUB AT <br />200 WAYZATA BOULEVARD <br />FILE NO. 1326 <br />WHEREAS, Ronald D. Lauer on behalf of the Wayzata <br />Country Club (hereinafter "the applicant") on August 11, 1988 <br />filed a formal subdivision application with the City for approval <br />of a two-lot residential plat of property legally described as <br />follows; <br />The west 930 feet of the south half of the southeast quarter <br />of the northeast quarter. Section 36, Township 118, Range <br />23, situated in Hennepin County, Minnesota (hereinafter "the <br />property") and; <br />WHEREAS, after due published and mailed notice in <br />accordance with Minnrisota Statues 462.358 et. seq. and the City <br />of Orono Zoning and Flatting Codes, the Orono Planning Commission <br />held a public hearing on September 19, 1988 and October 17, 1988 <br />at which times all persons desiring to be heard concerning this <br />application were given the opportunity to speak thereon; and <br />WHEREAS, at their regular meeting held on June 12, 1989 <br />the Orono City Council considered the subdivision a-'plication of <br />Wayzata Country Club and Ronald Lauer, noting the following <br />findings of fact: <br />1. The property is located within the RR-IB Single Family <br />Rural Residential Zoning District requiring a minimum of 2 <br />acres of contiguous dry buildable land within each newly <br />created lot. <br />2. The property contains a total of approximately 14 acres, <br />all of which is considered dry buildable lands. <br />3. The proposed plat contains 2 lots, each exceeding the <br />2.0 acre minimum lot area requirement. <br />4. The single new lot proposed for construction of a single <br />family residence is 2.8 acres in total area or 2.4 acres in <br />defined area after exclusion of private road outlot and <br />detention basin easement areas, and requires a variance for <br />defined lot width, being 60' in defined width where a 200* <br />defined width is normally required. <br />Page 1 of 5
