In discussions with the <br />applicants after the Planning Commission "'®®bing of May 15tn, <br />this application was scheduled for the Ju"® <br />anticiMting a potential reconfiguration of the property by <br />combining this subdivision with that of ?°""*^howevM^^Such a proposal does not now appear to be forthcoming, however, <br />specific issues regarding the need for new roads etc., <br />affected the parameters of design for the desired detention <br />basin, hence a detention basin has not yet been designed. <br />Council may wish to table this application <br />and approval of the detention basin design, or could |° “bead <br />with preliminary plat approval. Note also that the <br />easement for such a basin would be excluded from the 2 a^re lot <br />area hence the proposed dividing line would have to move <br />slightly northward, perhaps 10-15 feet, to maintain the 2 acre <br />minimum. <br />DRIVENAY ACCESS ISSUE - <br />In his review of the site, the City Engineer has jeco^ended <br />that a shared driveway access serve both Lots 1 and 2. Such an <br />access would moat logically use ®^^®V^\f^m.'^ved^fSrthe^point onto North Ferndale Road, which ^ould be moved f^^^her <br />south to avoid the need for an easement across Lot 1. From a <br />consistent policy standpoint, it would be appropriate for these <br />two lots to share one access curb cut. <br />'ihe applicants have submitted a sketch and a '®^ <br />reques. expressing their desire for a separatemid-way along the east line of Lot 2. J^eir reasons for such a <br />request include privacy, topography and ease of. <br />maintenance concerns, and their hope to create the least <br />disruption of the property. <br />The proposed driveway would avoid conflict with <br />drainfield sites. Note also that from a ®>9ht dist^ -e stan <br />point, the proposed entrance is a very safe l°®“bion, but does <br />add one more access point that Ferndale traffic must contend <br />with.
