This proposed <br />division is adjacent to and immediately east of the proposed <br />Wayzata Country Club subdivision. Mr. & Mrs. Hauser intend to <br />sell their existing residence within proposed Lot .1 and construct <br />a new residence on proposed Lot 2. <br />Applicants' property ^ tains the sou^’herly half of a <br />“rivate easement rc*i whic^ rves the plat of Fairway View <br />approximately 1/4 to west, as well as 3 additional <br />residences. As i' se with the adjacent Wayzata Country <br />Club subdivision, .s recommending tha a 25' private road <br />outlot be platted g the north boundary of Lot 1. The <br />standard underlying i^aa and utility easement would be required <br />for this private road outlot. <br />The outlot and road would remain in pr v ite ownership and <br />continue to oe privately maintained. Ownership of this cutlot <br />would logically stay with the owner of the adjacent proposed Lot <br />1. This outlot would be approximately 0.2 acres in area, the <br />area of Lot 1 being decreased to approximately 3.3 acres. The <br />existing residence on proposed Lot 1 will then be 64* from th^ <br />north lot line. <br />An alternate drainfield site has been ted ' and approved <br />for the existing residence. Both primary an ,ternate drain— <br />field sites have been tested and approve. .r the proposed <br />building site. Lot 2. <br />The City Engineer has reviewed the proposed plat and <br />expressed recommendations regarding drainage and driveway access. <br />/3
