Planning Commissioner Brown felt that variances should be granted <br />to allow a 2-stall garage on the property, noting th*-t the 10* side lot <br />line setback would not accomplish this, also that prior Planning Commission <br />conceptual direction was that & 6* sidor setback (10* from neighbors* house) <br />would be OK. <br />Piaff Recoonendation - <br />Please review the applicants* letter of request and staff sketches. <br />Exhibits B & C. If the applicants are held to a 10* garage setback from <br />the side lot line, they will not be able to construct the 2-car garage <br />which they feel is critical. Also, if Plan A is denied and Plan B is <br />approved, the applicants are convinced that they will need to keep the <br />storage shed in the street ^ard for storage (their other option being to <br />leave one car out all the time so that half the garage can be used for <br />storage). <br />From a drainage and fire safety standp%-xnt, the proposed side setback <br />variance for the garage is not a problem. From an aesthetic standpoint. <br />Council must decide whether this addition will contribute significantly to <br />the overall density in this neighborhood. Certainly, the lot size creates <br />a hardship for the applicants.
