Zoning File #1385 <br />March 16, 1989 <br />Page 3 of 5 <br />In review of the renovation and reconstruction plans for the facility, <br />applicants must be advised that future cabin construction will require a <br />separate conditional use permit review. If kitchen and bathrooms are <br />planned within each of the cabins, a shared collector/septic dralnfleld <br />area will be required. The conditional use permit will require septic <br />testing and separate permit review by the State PCA. Applicant is also <br />advised to re-evaluate the location of the proposed future cabin sites, if <br />these future cabins are to be accessible to the handicapped and be located <br />so that they are near the shared dralnfleld system. The permanent campsite <br />located 40* from the latrine and picnic shelter in the southeast area <br />should be relocated further away because of the heavy use of these <br />facilities. This is a suggestion as 40* standard has been met. <br />In review of Exhibit M, the site plan of a cs'npslte, staff would note <br />that all Individual fire rings will be subject to NPPA and State Fire Code <br />standards, and the Orono Fire Inspector. In periods of extreme drought, <br />the City will continue to restrict open burning. It may be necessary to <br />add another fire station at the new picnic shelter site In the day use <br />recreation area (Playground and Dock area). This will be determined by the <br />Orono Fire Inspector. <br />m <br />Options of Action Avsilable to the Planning CoaBissicn - <br />1.If Planning Commission denies the conditional use permit for overnight <br />camping, please refer to the necessary findings in Section 10.09, <br />Subdivision 2. <br />2. Approval of a conditional use permit for overnight camping, limited to <br />30 camp sites shown on a plan by Schoell & Madson, Inc. and Included <br />with this memo as Exhibit 0, subject to the following conditions: <br />A. Prior to opening the overnight camp use to the public, the <br />Orono staff must inspect the facility to insure the following <br />Improvements have been completed: <br />1. All low lying shrubs and weeds to be trimmed within 100* <br />of the defined campsite area, area to be maintained In same <br />manner throughout camping season.
