Zoning File #1385 <br />March 16r 1969 <br />Page 2 of 5 <br />Review of Current ^plication - <br />The ‘ ^ Island Veterans' Camp was reopc'^'^^ for day use recreation on <br />July ir ' The City Issued building permi* -9 for two picnic shelters <br />(revle '.s L 6 O) In February of this year to complete the proposed <br />Improvemei.. >r the day use recreation conditional use permit. <br />The current conditional use permit application will complete the first <br />phase of the renovation and reconstruction plan for the camp. In reviewing <br />the proposed site plan, the campsites and picnic shelter within the <br />southeast area (Point Charming) meets the required 40' separation. NFPA, <br />Standard #224, grounds must be free of all weeds and small undergrowth <br />brush for a distance of 100' around the entire over>nlght campsite. <br />The present latrines that serve the day use recreation area located <br />within the southeast area and the northeast area of the facility will also <br />serve the overnight camp use. It may be appropriate at this time to <br />designate the latrine at the southeast area of the property for overnight <br />camp use only allowing the Peanut Row facility in the northeast area to <br />remain for day use recreation. The City will accept the Department of <br />Health's final recommendation'concerning the required number of fixtures In <br />each latrine to serve the additional 30 camp site users. This may be the <br />appropriate time to expand upon the existing latrine within the southeast <br />area. One male and one female shower facility does not seem adequate for <br />30 camp sites. The areas of the assumed dralnfleld sites will be closely <br />watched this season to determine If there is failure. Staff has never been <br />able to determine the capacity or capability of the two existing systems <br />for accepting the sewage. Applicant Is advised that any further <br />intensification of use of the facility will require upgrading of existing <br />septic facilities. <br />All of the Improvements required by the City with the conditional use <br />permit for day use recreation shall continue to be maintained with the <br />overnight camping use. Applicants should be advised to Include In this <br />conditional use permit axiy other structures proposed for the facility this <br />year, l.e. latrines or picnic shelters.
