Property owner has paid for the sewer assessment against the <br />property in^ddit'ion to a sewer unit. The dedicated area <br />sewer lines that are adjacent to the roadway and are now located within the <br />public dedicated right-of-way. In addition, the City must ask for <br />additional right-of-way at the intersection of Loma Linda and Loma Linda <br />Avtnue per Engineer's sketch, Exhibit F Note per <br />preliminary plan that the portion of the roadway still intersects witxiin <br />proposed Lot 2. <br />Access is very poor at the proposed 2w*drite"be <br />drive for Lot 2. City must ask that the curb cut for the new drive be <br />moved at least 25’ further west. Unfortunately ‘he applicant would not be <br />able to take advantage of the higher elevations as <br />the eastern location. The new curb cut will involve more filling for the <br />access drive. <br />“”*“?operty receives drainage f om both the west «"dthe north and serves <br />as a partial retention area before it reaches the that <br />south line of proposed Lot 2. Review Engineer's sketch. Exhibit F, that <br />designates the ^proposed drainage easements. Cook recommends a minimum of <br />30? s^that drainage can never be restricted <br />City approval. In addition, we must ask the 10' wide <br />easement be continued along the south and east lot lines of proposed Lot 2. <br />An approval recommendation should include the following conditions: <br />1. Dedication of drainage easements as Sc i V' <br />sketch. Define 30' wide drainage easements within Lot 1 and Lot 2 and <br />continuation of drainage and utility easements 10 wide along the <br />south and east boarders of Lot 2. <br />2. Dedication of right-of-way at the <br />intersection of Loma Linda Avenue and Loma Linda (triangle with 25 <br />legs ). <br />3. Proposed access drive/curb cut at Loma Linda ^® <br />25' further west to improve sighting distance at drive y <br />intersection. <br />4. Existing cabin on Lot 2 to be removed prior to final plat <br />approval.
