CONCLUSIONS <br />Based on the preceding site analysis and conceptual designs, the <br />following conclusions have been reached: <br />• Approximately 38 acres of the subject property are readily <br />developable. The ravine and the wooded, marshy area which <br />comprise approximately 13.5 acres, are considered marginal for <br />development. <br />• The southern portion of the property is most suitable for <br />elementary school development because of its existing <br />topography, its accessibility from Old Crystal Bay Road, and <br />the availability of utility services. <br />• The developable portion of the property lying south of the <br />ravine (approximately 26 acres) is adequate for the <br />contemplated elementary school and associated support <br />facilities. In fact, conceptual design indicates that through <br />efficient site arrangement, the site can accommodate a <br />community recreation field (softball/soccer combination) or <br />secondary school student use in addition to the required <br />elementary school playfields. <br />• The undevelopable wooded, marshy area at the southeast <br />comer of the property is not essential to the school site <br />development, but can be productively used by the school to <br />expand it environmental study program. <br />(11)
