• The remainder of the property (approximately 12 acres) north <br />of the ravine is not considered adequate for the proposed <br />municipal facilities because of its size and topographic <br />limitations. The site does offer the opportunity for the <br />development of a hockey arena or other compatible public <br />uses. Utilities, however, are not directly available. <br />The preliminary nature of this study must be emphasized. Because <br />the school facility is not expected to be constructed for 4 to 5 years, <br />a detailed design program has not been established. Conceptual <br />design was, therefore, based on a typical design program for an <br />elementary school of the contemplated size. The conclusions of the <br />Site Analysis are based on general topographic information and <br />visual observation. <br />As the School District proceeds with project planning, a more <br />thorough Development Feasibility Study should be conducted. Such <br />a study should include detailed soils analysis, a detailed engineering <br />study of grading, drainage, and storm water management and a <br />thorough review of the proposed development with all governmental <br />agencies which have jurisdiction over the property. <br />(END) <br />(12)
