SITE DEVELOPMENT CONCEPT PLAN <br />The Site Development Concept Plan, illustrated on Exhibit 5, <br />represents a preliminary design to test the space requirements and <br />physical relationships established by the Land Use Schematic. <br />Specific features of the conceptual design are as follows: <br />• The school building is located on the relatively flat land at the <br />southwf'st portion of the site at an elevation which will allow <br />access to the gravity flow sanitary sewer. <br />• Access to the site is obtained from Old Crystal Bay Road at <br />two locations to serve private vehicles, school buses, and <br />service vehicles. <br />• Staff parking is located at the southwest corner of the site, <br />adjacent to the school building and close to the ,:reet to <br />minimize the penetration of vehicular traffic into the site. <br />Although this l--ation places the parking farther from the <br />softball and soccer fields, it avoids the need for students to <br />cross a parking lot to access the playfie d*. <br />• Bus circulation is separated from automobile circulu '.on <br />extending to a bus loading/unloading area at the rear (east) of <br />the school building. The bus corral can be chained vtf from <br />traffic during school hours and can, therefore, be safely used <br />as a surfaced play area.
