Plat a 42' private road outlot along the length of the southerly property boundary' <br />(assuming that the City has a legitimate 8' road easement over the adjacent property). <br />2. B- lid a 28' paved width private road from Tonkawa Road to approximately the mid <br />point of Lot 1, with a'T' emergency vehicle turnaround as proposed in revised plan <br />(attached). <br />3. Lots 1, 2 and 3 should be credited with 17' of the road outlot area for hardcover <br />calculation purposes, based on the fact that applicant is providing 17' more than half <br />of a 50' road corridor that will serve the entire neighborhood. <br />4. Subject to items #5, 6, 7 of February 13, 1998 staff memo: <br />5. The applicant should address all grading and drainage issues, and <br />develop a plan for a water quality pond on the site per the Engineer’s <br />recommendation (This is required before Council can grant formal <br />preliminary plat approval). <br />6. The standard park dedication fee should be required. <br />7. The standard drainage and utility easements should be required. <br />5.
