A RBSOLOTION GRANTING <br />PRELIMINARY APPROVAL FOR A <br />2 LOT PLAT AT <br />2300 LONGVIEW CIRCLE <br />PILE NO. 1528 <br />WHEREAS, Constance M. Scott (hereinafter "subdivider") <br />on April 26, 1990 filed a formal subdivision application with the <br />City for approval of a 2 lot residential plat of property legally <br />described as Lot 5, Block 1, Longview, Hennepin County, Minnesota <br />(hereinafter "property"); and <br />WHEREAS, after due published and mailed notice in <br />accordance with Minnesota Statues 462.358 et. seq. and the City <br />of Orono Zoning and Platting Codes, the Orono Planning <br />Commission held a public hearing on May 21, 1990 at which times <br />all persons desiring to be heard concerning this application were <br />given the opportunity to speak thereon; and <br />WHEREAS, at their regular meeting held on June 11, 1990 <br />the Orono City Council considered the subdivision application of <br />Constance M. Scott, noting the following findings of fact: <br />1. The property is located within the RR-lB Single Family <br />Rural Residential Zoning District requiring a minimum of 2.0 <br />acres of contiguous dry buildable land within each newly <br />created lot. <br />2. The property contains a total of approximately <br />acres, all of which is considered dry buildable lands. <br />4.0 <br />3. Each of the lots contain 2.0 acres of dry contiguous <br />land, and each meets the required 200* width to the rear of <br />the 50' front setback line. <br />4. On-site septic testing confirms adequate and suitable <br />areas for on-site septic development on the proposed new lot <br />(Lot 1) and adequate and suitable area for on-site septic <br />development for an alternate system on proposed Lot 2. <br />5. All existing improvements on proposed Lot 2 meet the <br />required setback from the newly proposed division line. <br />6. Each lot can continue to be developed for residential use <br />without the need for variances to the RR-IB zoning standards <br />or on-site septic code of the City, <br />Page 1 of 3
