Mabusth, Building & Zoning Administrator <br />Date: April 12, 1190 <br />Subject: #1511 City of Orono - <br />Conditional Use Pennit/Variance - Public Hearing <br />Pertinent Ordinance - <br />Section 10.22, Subdivision 3 (D) - Public service <br />structures. The City proposes installation of a well, pump <br />house, and 2 temporary pressure tanks within Outlot B of <br />East Willow Woods plat (formerly Outlot A, Ringerswood <br />currently under PUD review for Otten Brothers Nursery). The <br />proposed improvement is required as part of the sewer and <br />water improvement project for the Highway 12 area. A <br />setback variance is required to that same section, as <br />follows: <br />A) Pumphouse to east lot line: <br />Required = 50' <br />Proposed = 43' <br />Variance « 7' or 14% <br />B) Pressure tanks have no required setback, setback <br />standard in code applies to buildings only. The <br />temporary pressure tanks will meet the required 50'+ <br />setback from all lot lines except the north lot line <br />and will be located 34' from north lot line. <br />List of Exhibits <br />Exhibit A - Cook's Letter <br />Exhibit B - Outlot B <br />Exhibit C - Property Owners List <br />Exhibit D “ Location Map <br />Exhibit E - Access Drive Plan <br />Exhibit F - Site Plan <br />Review of Application - <br />Future Outlot B shall house the municipal well, the 25'x27' <br />pumphouse, and 2 temporary pressure tanks to be removed sometime <br />within 10 years. The pressure tanks are needed to provide the <br />necessary pressure for the fire suppression system for the Otten <br />building and for the water needs of residential buildings within <br />Sugar Woods. At the time the Orono water tower is installed <br />somewhere along Highway 12, the pressure tanks will be removed. <br />The pertinent code section requires 50' setback for all <br />buildings. The permanent pumphouse structure will require a <br />setback variance of 7' from the east lot line. <br />L
