Zoning File #1501 <br />March 15, 1990 <br />Page 4 of 4 <br />3. Commercial site plans submitted for this review, revised <br />date 1/26/90, shall be amended to include the following: <br />A) Parking area to rear of principal structure within <br />location of stalls 3, 4 and 5 shall be expanded eas <br />tward for a minimum of 40’ from the west property line. <br />4. The 10* wide paved area between stall 1 and the south <br />property line shall be removed and green area restored. <br />5. Applicant has agreed to either reside existing structure <br />or repaint sometime prior to September deadline date. <br />6. Any improvement proposed of the existing deck on the <br />south side of the structure cannot involve an extension <br />closer than the current deck to the street lot line. <br />Additional Coanents and Planning Coamlsslon Recnmirndatlon - <br />April 4, 1990 <br />The Planning Commission once again reaffirmed that all <br />required improvements were to be completed by the original <br />deadline of September 15th, as agreed upon in the original <br />conditional use permit review for the veterinary use. The <br />Planning Commission amended the staff recommendation, <br />recommending that no outdoor kennels or pens every be allowed on <br />this site because of proximity of the residential neighborhood to <br />the immediate north. Planning Commission members also specified <br />that the spruces to be planted along the north property line were <br />to be at a 6* height. In regard to the concern of the applicant <br />to maintain the 10* strip of paving along Shoreline Drive, staff <br />would recommend that the City Engineer make final determination <br />as to the need for the additional paving to assist patrons in <br />safe access to and from Shoreline Drive. <br />Planning Connd.8sion Recommendation - <br />To approve the commercial site plan presented by Robert <br />Ritchie for the property located at 3572 Shoreline Drive subject <br />to the following conditions; <br />1. Per the directive of Resolution #2739 that granted a <br />conditional use permit for the veterinary clinic, all site <br />improvements required as a result of this commercial site <br />plan must be installed by September 15, 1990. <br />2. Applicant is hereby advised that any change in the level <br />of use by an addition of a veterinarian, expansion of an <br />examination room, or proposed additions to the facility <br />would require approval of a new conditional use permit.
