Briefly, <br />applicant proposes a two story 22x24' addition to the east side <br />of the existing residence. The lower level will be a two car <br />garage, the upper level a bedroom with full bath. The <br />improvement also involves a second level 8x23* deck to the <br />lakeside of the existing residence. 20' of the existing 4 1/2' <br />wide deck will remain to provide access via a stair case at the <br />northwest corner of the house. Review Exhibits G or H. The <br />proposed addition that involves an extension of the lakeside of <br />the house will not encroach in front of the average lakeshore <br />setback line nor will it encroach a 75' setback line. <br />The applicant proposes major removal of nonessential <br />concrete and bituminous hardcover. The application as proposed <br />involves an overall reduction of 9.7% hardcover within the 75 to <br />250 setback area. Please note the only variances required for <br />this i' provement would be the approval of a hardcover variance <br />withir the 75 to 250 setback area.
