In <br />addition Planning Commission members unanimously agreed that the <br />162 s.f. of concrete spillway serving a public drainage way be <br />removed from the hardcover calculations against this property <br />resulting in a 1% decrease. Total reduction noted above includes <br />the 162 s.f. <br />**The Merlos reviewed the impact of the amended site plan <br />per Planning Commissions recommendation noting the following <br />concerns. The apron will be dangerously close to the severe drop <br />in elevation at 8'. [Review Exhibit N 1 and P]. They also ask <br />Council to consider the photographs and the location of a tree <br />within the area of the proposed apron. Installing the apron at <br />the proposed location would result in the loss of the much needed <br />tree on the property. Note applicant's proposal providing a <br />limited turnaround would result in almost the exact same amount <br />of hardcover. Once again the 162 s.f. for the spillway has been <br />included in the exclusion from the hardcover. <br />%% '*
