r <br />HARD-CONSTRUCTION LINE ITFIVfS <br />The hard-construction costs are items that could be included in a contractor’s agreement, <br />though certain items could be arranged under separate contract or completed in house by <br />the maintenance staff. <br />The known list of line items for the hard-construction portion for Wayzata Country Club <br />will be: <br />MOBILIZATION <br />EARTHWORK <br />SHAPING & FINISHING <br />DRAINAGE <br />Bunkers <br />Pipe <br />FEATURE CONSTRUCTION <br />Tees <br />Bunkers <br />IRRIGATION <br />CART PATHS <br />GRASSING <br />Sod <br />Hydroseeding <br />PRE-CONSTRUCTION COSTS <br />DESIGN <br />The fee for revision/restoration design work is based on 10% of the actual construction <br />cost. Based on this assumption the fee will be S75,000 and includes all of the construction <br />documents, the bid assistance and construction consultation. However, should the project <br />be divided into phases, the costs for this hern will increase because the number of site visits <br />will greatly increase. <br />♦ENGINEERING <br />Since Wayzata is an existing golf course and no significant routing changes have been <br />made, the typical engineering costs for the project will be zero. This will change if the <br />irrigation is to be reviewed and revised. <br />OUT-OF-POCKET EXPENSES <br />Based on the assumption that all of the work would be accon^lished in one phase, the <br />following schedule of site visits would be required.
