Please review Exhibit K from the <br />original packet that reflects consistency with previous planning <br />for roadways to the east. Applicant now shows a temporary cul- <br />de-sac. The area of a temporary cul-de-sac, at least portions <br />not included within 50' road lot are not excluded from the dry <br />buildable of the adjacent residential lots. Applicant's engineer <br />has submitted amended road plans including street plans and <br />profile. <br />The revised grading/erosion plans have been amended to <br />include erosion control. The entrance monuments proposed by <br />applicant are the same as originally approved in the 16-lot <br />preliminary plat. The Planning Commission asks that because of <br />proposed grading or berming to the east side of the entrance <br />that a limitation be placed on final height of monuments in <br />relation to elevation of adjacent road stating that monuments <br />overall final height could not exceed 6' above elevation of the <br />private road. <br />Planniog Comaissioii Recommendation <br />The Planning Commission recommended unanimous approval of <br />the 12-lot revised preliminary plan subject to all pertinent <br />conditions for the current plat as set forth in original <br />Resolution #2764, Exhibit A. The Planning Commission asked the <br />Council to consider the following additional conditions: <br />1. Future development lot, Outlot C, has no legal approved <br />access. Access to the property would have to be via <br />adjacent properties to the east and south. Final <br />resolution approving this subdivision shall note this. <br />In addition, applicant must agree to execute a covenant <br />to be filed on the Chain of Title of Outlot C agreeing <br />to restrict development until approved access is <br />provided via adjacent properties.
