r •. <br />r <br />A RESOLUTION GRANTING <br />PRELININART APPROVAL OP THE PROPOSED <br />CRYSTAL CREEK PLAT <br />PILE NO. 1457 <br />WHEREAS, Alan G. Carlson (hereinafter "the subdivider") on March <br />22, 1991 filed a revised formal subdivision application with the City for <br />approval of a 12-lot residential plat of property legally described as <br />follows : <br />Exhibit A, attached, (hereinafter "the property") and? <br />WHEREAS, after due published and mailed notice in accordance with <br />Minnesota Statues 462.358 et. seq. and the City of Orono Zoning and <br />Planning Codes, the Orono Planning Commission held public hearings on March <br />18, 1991 and March 20, 1991 and the Council on April 8, 1991 at which times <br />all persons desiring to be heard concerning this application were given the <br />opportunity to speak thereon? and <br />WHEREAS, at their regular meeting held on April 8, 1991, the <br />Orono City Council considered the amended subdivision application of 12 <br />lots, noting the following findings of fact: <br />1. The property is located within the RR-IB Single Family Rural <br />Residential Zoning District requiring a minimum of 2 acres of <br />contiguous dry buildable land within each newly created lot. <br />2. The subdivision as amended from the original 16-lot proposal finds <br />that each lot meets or exceeds the 2-acre minimum dry contiguous lot <br />area standards. <br />3. Each of the 12 lots meets the required lot width to the rear of <br />the 50* fromt street setback line. <br />Page 1 of 8
