Applicants shall redesign the street intersection at Lake View Parkway and West Branch <br /> Road such that the exit from Lake View Parkway is directly across from the Forest Arms <br /> Lane alignment. <br /> 9. Lot access (driveway) locations shall be in accordance with the submitted site plan (Sheet <br /> C202), or if relocated, shall meet the City's design specifications and all other zoning <br /> regulations as applicable. <br /> 10. The acceptability of proposed retaining wall locations and related construction details, <br /> including street visibility for intersections bounded by such walls, shall be subject to the <br /> City Engineer's comments and recommendations. <br /> 11. Retaining wall locations shall be modified as necessary to support 10 foot setback buffers <br /> for septic areas. <br /> 12. All utility services shall be provided in underground locations and within designated <br /> utility easements. <br /> 13. If development identification signage is to be provided, planned sign locations shall be <br /> illustrated on the site plan and subject to City approval. Such signs, if provided, shall <br /> meet applicable City sign requirements and be subject to sign permits. <br /> 14. As part of Final Plat/PRD approval, the applicants shall enter into a development <br /> agreement with the City and post a financial security required by it. The development <br /> agreement shall establish requirements and standards for construction of improvements <br /> on the property as well as future uses of the property. In addition to common <br /> development agreement topics and those identified by other staff, special elements of the <br /> development contract may include the following items: <br /> a. Homeowners association organization and funding. <br /> b. Process for ensuring ongoing ownership and maintenance of the improvements by <br /> the association, and the continued participation by all plat residents. <br /> c. Private property maintenance and use restrictions of the conservation easement. <br /> d. Notification process for future buyers into the plat as to conservation easement, <br /> homeowners association, and other responsibilities. <br /> e. Notification that future replatting of Outlots C and I into Lots will be required <br /> prior to their future use as residential lots. <br /> £ Park dedication requirements specifying the resolution of the proposed park on <br /> Outlot I. <br /> g. Integration of Prairie Restorations' recommendations for conservation easement <br /> seeding and maintenance. <br /> Page 4 of 8 <br />
