Via the PRD, Planned Residential Development Overlay, the following ordinance <br /> flexibilities shall be granted (as graphically depicted upon the preliminary plat): <br /> a. Lot width for seven lots less than 200 feet in width. <br /> b. Cul-de-sac length of more than 1,000 feet. <br /> c. Street design which does not meet standard 30 mph curve requirements. <br /> d. The developer shall be granted flexibility on tree planting and placement to reflect <br /> the natural character and intent of the subdivision. <br /> 2. Information shall be provided by the applicants specifying how property owners will be <br /> notified of use limitations and preservation requirements which shall apply within <br /> designated conservation areas. <br /> 3. Applicants shall satisfactorily address the City Engineer's recommendations and <br /> comments regarding street-related issues, including but not limited to, the requested street <br /> design flexibility. All streets within the proposed subdivision shall be privately owned <br /> and maintained, subject to the appropriate easements and covenants. <br /> 4. The subdivision's included trails are to be privately owned and maintained by the <br /> Homeowners Association. <br /> 5. The Homeowners Association shall be responsible for monitoring the use and <br /> maintenance of the conservation easement areas. <br /> 6. The acceptability of the final proposed septic system locations, as well as any other issues <br /> related to sewage treatment, shall be subject to the comments and recommendations of <br /> the City Engineer. <br /> 7. Wells within the subdivision shall be reviewed per City regulations and monitored and <br /> approved per Minnesota Department of Health regulations. This shall include <br /> modification of the plans to label potential well locations as discussed in the <br /> memorandum by NAC dated October 16, 2014. <br /> 8. Applicants shall redesign the street intersection at Lake View Parkway and West Branch <br /> Road such that the exit from Lakeview Parkway is directly across from the Forest Arms <br /> Lane alignment. <br /> 9. Lot access (driveway) locations shall be in accordance with the submitted site plan (Sheet <br /> C202), or if relocated, shall meet the City's design specifications and all other zoning <br /> regulations as applicable. <br /> Page 3 of 8 <br />
