i. <br />4.BUILDING HEIGHT <br />Existing Conditions. An inventory of building heights within the <br />R-3 District was conducted to determine the maximum and average <br />height of the existing buildings. <br />Tmnlementation♦ The City is requesting that the building height in <br />the R-1, R-2, and R-3 Zoning Districts be three stories or 36 feet. <br />City Efforts to Control Shoreland Development. In light of the <br />City^s request for flexibility, the City has also adopted policies <br />and plans which help establish consistency with the Shoreland <br />Ordinance. <br />The City's adopted Comprehensive Plan creates policies and goals to <br />improve the impacts of its existing development on Lake Minnetonka. <br />The City is in the process of updating its Comprehensive Storm <br />Sewer Plan so that its storm water measures will be consistent with <br />the DNR shoreland regulations. <br />The draft Shoreland Ordinance proposed is more restrictive than the <br />model in that no water oriented accessory structures are allowed <br />including boathouses. This will help Spring Park maintain a <br />waterfront development less cluttered with buildings and <br />boathouses. <br />The City has also established policies which have eliminated tandem <br />lot splits which were occurring in deep waterfront lots.
