Any lot of record filed in the <br />office of the Hennepin County Register of Deeds on or before <br />1 January 1983, which does not meet the dimensional <br />recjuirements of this Ordinance may be allowed as a building <br />site subject to approval of a shoreland impact <br />plan/conditional use permit, as provided in Section 801.91.19 <br />of this Ordinance and provided: <br />1.The lot meets all standards of the applicadsle base zoning <br />district. <br />2. <br />3. <br />The lot is in separate ownership from eJDutting lands. <br />All dimensional requirements of the Shoreland Overlay <br />District are complied with insofar as practical in <br />compllcuice with requirements for legal non-conforming <br />lots found in Section 801.15.2.M of this Ordinance. <br />NOTE:Lots developed with five (5) or more dwelling units <br />require approval of a planned unit development <br />conditional use in accordance with Section 801.33 and <br />801.91.17 of this Ordinance. <br />.......
