Specifically, you asked for explanation or justification for <br />flexibility in two areas: <br />1. <br />2. <br />Steep slope definition. <br />Lock boxes in bluff and shore impact zones. <br />Regarding the steep slope definition, after a review of our current <br />codes and Comprehensive Plan, we find that there is little technical <br />justification to support 18% as the threshold at which a slope becomes <br />"steep ”. In assessing the number and impact of the Shoreland <br />Regulations sections that reference steep slopes, it appears that <br />revising our ordinance to meet your 12% standard will have little if <br />any negative impact in developing our shoreland areas. <br />Therefore, we would agree to revise the steep slope definition <br />percentage to 12%. <br />■S/vS'--- <br />- <br />I <br />Regarding lock boxes in bluff and shore impact zones, the following <br />coBunents are provided as justification for requiring no lock box <br />setback from the OHWL: <br />.? <br />A.At a maximum height of 4' and maximum footprint of 20 s.f., <br />lock boxes will have only a minimal visual impact as viewed <br />from the lake. <br />I. <br />I Ite ■ ■ <br />1 <br />mm
