Zo. jg File ;/1802 <br />February 12, 1993 <br />Page 3 <br />The following are parking requirements for other uses to be conducted within structure: <br />Day nursery = 4 + 1 for each 500 s.f. in excess of 1,000 s.f. <br />4,625 - 1,000 = 3,625 s.f./500 = 7 <br />Total spaces = 11 <br />Office Use = 1 for each 200 s.f. of floor area <br />4,625 s.f./200 = 23 spaces <br />Community Center = 10+1 for each 300 s.f. in excess of 2,000 s.f. <br />4,625 - 2,000 = 2,625 s.f./300 = 8.75 <br />Total spaces = 19 <br />The application has been reviewed by the Police Chief and he advised that the parking <br />should be increased as the area is used for overflow parking for school activities. He also asks <br />that curs ed median areas in parking lot be physically defined by curbing rather than just striping. <br />He asks that basketball court area be relocated out of driving lane. <br />Please review Exhibit J. Gustafson notes "the sidewalk along the building is proposed <br />to be a raised concrete surface that will provide a curb for the parking lot in those areas". For <br />the portion of the north end of the parking lot that is not adjacent to the sidewalk, he <br />recommends curbing be installed. He notes that there are other alteniatives if concrete curb <br />cannot be installed. Prior to the parking lot being repaved and striped, applicant shall provide <br />a final grading plan shov ing grades and typical .sections for both parking lot and drainage swales <br />if they are to be iastalled. <br />Review Exhibit K fhe property is located within the areas of the City’s comprehensive <br />bike trail plan on Old Crystal Bay Road. The City will ask for easements to install bike trail <br />at an approximate 8’ width located 21’ in from street lot line. The approximate width of the <br />casement would be 10’. The City will require temporary construction easements. Gustafson <br />advises tliat one small pine tree will be removed and transplanted within the immediate area. <br />The specific location of the trail setback has been approved because there is an opening in the <br />trees along the north lot line. The City will ask the school to grant the 10’ easement and <br />necessary temporary construction easements tor the bike trail. <br />Per Section 10.61, Subd. 5 (A), setbacks for parking front/'streel setback. <br />Required = 50 ’ <br />Proposed = 40’ <br />A single parking stall located within front street yard setback area must be relocated. <br />riie loading area defined on site p'an as trash and recycling area to the east side of <br />str'cture is shown at 12’ x 20’ and shtiuld be enlarged to 12’ x 25'.
