3. The depth of the required street yard or front yard shall be 150% <br />of the zoning district front yard requirement. <br />4. The side yard and rear yard depths for back lots shall be 150% of <br />the zoning district yard requirement' The lakeshore yard of a <br />lakeshore back lot shall meet the zoning district lakeshore yard <br />requirements. <br />Dimensional standards for front lots. A front lot created as part of a <br />front/back lot division shall meet all zoning district area, width and <br />setback standards, except that the side yard of the front lot adjacent to the <br />access outlot shall be equivalent to the side street yard requirement for <br />that zoning district. <br />C. Access requirements. <br />1. <br />3. <br />4. <br />5. <br />Access outlots shall be 30 ’ minimum width, and shall be wide <br />enough to accommodate drainage, snow removal and screening <br />witliout encroaching on neighboring properties. <br />In approving front/back lot divisions, the City may require that <br />both front lot and back lot share a driveway access within the <br />access outlot if Council determines that creating an additional <br />access to the existing street will be a potential s.ifety hazard. <br />Driveways and parking areas within a back lot shal be located at <br />least 10 ’ from the side or rear lot lines of adjacent lots. <br />No more than two residciKcs may be served by a driveway located <br />within an access outlet. <br />No access outlet may be platted abuning an adjacent access outlot <br />except when the intent is to combine the two access outlots for <br />creation of a public or private road meeting City standards. <br />Screening requirements. <br />1 Drivewavs constructed in access outlets shall be adequately <br />screened by fencing or vegetation a*- the discretion of the City, at <br />all points to the rear of tiw required street yard of the front Urt, so <br />as to eliminate intrusion of vehicle headlights into the side or rear <br />yard of adjaceut !ot.s
