Memo - Flag Lots <br />November 1, 1993 <br />Pane 4 <br />3. <br />4. <br />5. <br />Driveways and parking areas within a back lot shall be located at least 10 <br />from the side or rear lot lines of adjacent lots. <br />No more than two residences may be served by a driveway located within <br />an access outlot. <br />No access outlot may be platted abutting an adjacent access outlot except <br />when the intent is to combine the two access outlots for creation of a <br />public or private road meeting City standards. <br />G. Screening requirements. <br />1. Driveways constructed in access outlots shall be adequately screened by <br />fencing or vegetation at the discretion ot the City, at all points to the rear <br />of the required street yard of the front lot. so as to eliminate intrusion of <br />vehicle headliehts into the side or rear yard of adjacent lots. <br />2. The street yard of the back lot shall be adequately screened by fencing or <br />vegetation (at the discretion of the City) so as to eliminate intrusion of <br />vehicle headlights to the side or rear yards of adjacent lots. <br />H. Standards for accessory structures. Accessory structures shall adhere to all <br />requirements of the zoning code, with the following additional requirements: <br />1. Accessory structures within a back lot shall be allowed no closer than 10 <br />to a neighboring property ’s side or rear yard. <br />2. Accessory structures shall not be allowed within the required street yard <br />of a back lot nor within the required rear yard of a tront lot which abuts <br />the street yard of a back lot. <br />3. No accessory structures shall be allowed within an access outlot. <br />IV. Application. Tlte Planning Commission recommends that the above standards only apply <br />to lots created by subdivision after the date ol ordinance adoption, and that all existing <br />flag lot t r front/back lot situations will not be subject to any of these standards.
