5. <br />A. The property consists oi' 8,010 s.f. and is subject to current one acre <br />zoning standards. <br />B The lot is 50 ’ in width at the lakeside and to the south or street yard, the <br />lot measures 40 ’. The garage could not be installed on the property with <br />doors facing away from the street and provide a turnaround on property. <br />C.The access drive to the property is a shared drive with property to the <br />immediate north. <br />There are steep sloping topographies at street side of lot. The floor of <br />garage is locat^ 6’ - 7’ higher than adjacent grassed yard. <br />E.The foundation of the detached garage is in a serious state of disrepair and <br />structure has not been in use for several years. <br />F.The 10’ X ir shed to rear of structure shall be removed as a result of <br />these improvements. <br />The City CouncU finds that the conditions existing on this prop^ are peculiar <br />to it and do not apply generally to other property in this zoning district; that <br />granting the variance would not adversely affect traffic conditions, light, air nor <br />pose a fire hazard or other danger to neighboring property; would not merely <br />serve as a convenience to the applicant, but is necessary to alleviate a <br />demonstrable hardship or difficulty; is necessary to preserve a substantial pn^ierty <br />right of the iqiplicant; and would be in keeping with the spirit and intern of the <br />Zoning Code and Comprehensive Plan of the City. <br />The City Council has considered this application including the findings and <br />recommendations of the Planning Commission, reports by City staff, comments <br />by the iqiplicant and the effect of the prqxiscd variance on the health, safety and <br />welfare of the community. <br />I^ge 2 of 6
