Fox Kidgc <br />• 7 homes - subdivision created in 1963. <br />• Lot sizes average appro.ximately 1 acre. <br />• Wetlands have an impact on 3 of the lots. <br />» 3 of 7 are within or partially within the Shoreland Overlay District. <br />System Conditions: <br />• All are trench or bed systems originally constructed from 1964 to 1968. <br />« 5 of 7 have had significant drainfield repairs or additions during the period 1970- <br />1982. <br />• 1 of 7 is failing as of 1992. with 1 other showing signs of pending failure. <br />• Confomiity inspections have not been perfonned yet, but all are potentially non- <br />conforming based on the separation requirement. <br />• Lot sizes, slopes, and wetlands make system replacement questionable on some lots. <br />potential for Con nection to Sewer: <br />• This cluster of houses is Vo mile north of Webber Hills, and '.4 mile south ot the <br />Orono/Long Lake boundary. <br />• The nearest Orono sewer line is at Hackberry Hill, approximately mile distant. <br />The most efficient way to sewer Fox Ridge would be a connection up Brown Road <br />into the Long Lake sewer system. This would, of course, require a prior agreement <br />between the two cities. <br />5. Brackett's Point <br />• Area includes 26 existing residences on 22 separate properties, all of which abut <br />Smith’s Bay, Brown ’s Bay or Tanager Lake. <br />.Ml are within Shoreland Overlay District. <br />Average developed lot size: 3 acres approximately. <br />• Range in lot sizes: 0.5 acres - 22 acres approximately. <br />• Area is identified as a rural cluster due to some existing development on very low <br />land and general area proximity to lakeshore. <br />System Conditions' <br />Of 26 systems, none are currently failing. <br />Systems range widely in age and construction. <br />2 i>f 26 are mound systems, remainder include trenches and Ived.s. <br />16 of 2(> have been constructed or had major repair since 1978. <br />Generally sandv conditions exist throughout the aiea. which has limited the incidence <br />of failure. ^ n ^ i • <br />1 of 2 mounds has had chronic intennittent seepage, other is adjacent to H ikh I plain <br />and potentially affected by drainage problems. <br />Perhaps 10 to'l5 of 26 are potentially non-conforming systems To date, one system <br />(believed to be serving 3 residential units) has been inspected for conformity and was <br />found to be non-conformiini. No others have been inspected tor conformity. <br />Approximately 5 of 26 lots may be too small to contain a site for replacement <br />system.
