L <br />I. <br />2. <br />A <br />REVIEW OF RURAL CLUSTERS <br />Hay Ridge <br />• 8 homes - subdivision created in 1953 <br />• I vacant common ownership lot (1.1 acre) <br />• Developed lot size range; 0.6 acre-1.0 acre <br />• Developed lot size average; 0.8 acre <br />• All are lakeshore lots. <br />System Conditions; <br />• All are trench systems constructed from 1958-1967. <br />• No recorded incidents of failure or surfacing. <br />• None have been repaired or replaced. <br />Most arc substandard in drainfield and tank sizes. <br />• Conformity inspections have not been performed yet; however, testing tor the vacant <br />lot (preparatory to a request for common ownership buildability variance) indicated <br />that lot would need a mound due to high seasonal water table. It is likely that many <br />of the existing trench systems will be found non-conforming. <br />Potential for Connection to Sewer; <br />• 5 of 8 systems are on County Road 15 side of houses. <br />• Bay Ridge Road is private. <br />• l.ioo feet of pipe along County Road 15 could provide a lateral serving all 8, <br />discharging directly to the lift station at Spates and County Road 15. <br />• Connection to existing pipe in Railroad Avenue might be a shorter run. but likely is <br />not deep enough to serve south end homes on Bay Ridge. <br />Fox imi <br />14 residences - 2 vacant substandard lots <br />Sulxlivision created in 1965. <br />De\eloped lot size range; 0.9 acre - 1.1 acre <br />Developed lot size average; 1.0 acre <br />Nor are lakeshore lots. <br />Anticipate 9 adjacent developed lots (tu’i including Nettles) and 1 vacant lot would <br />also be served by sewer if a project were designed. These 10 lots average more than <br />two acres in area. <br />Systcm Condit.iojns; <br />A Foxhill <br />• Original systems constructed 1965-1974 <br />• 2 of 14 have had trench drainfield additions (1982, 1984) <br />• 13 of 14 arc trench systems. 1 of 14 is (will be) new mound in conjunction with <br />replacement of home destrtiyed by tire. <br />• None arc currently failing, but 2 (of 2 inspected) have been determined to be non- <br />conforming due to lack ot separation; others likely. <br />• Majority of systems luve substandard sized draintidds and/or tanks.
