"Dwelling units may be detached, <br />attached, or multiple family dwelling structures; subject to the <br />limitations provided for in each zoning district." Section 10.20 - R- <br />lA - Permitted uses of a R-IA district allows only 1 family detached <br />dwellings, in addition. Section 10.20, Subdivision 3 - Conditional <br />uses with PRD is limited to detached single family dwellings. The <br />current proposal calls for detached dwellings. <br />Subdivision 4 - Open space, etc. - The open space areas or controlled <br />non-development, non-grading, no development areas shall be limited to <br />a trail. Trees cannot be removed, and there shall be no grading or <br />land alteration. This control shall be outlined in the final <br />resolution approving the plat, final development plan, and <br />subdivider's agreement. <br />Subdivision 5 - Dedication of open space. The homeowners* association <br />shall own all open space areas and shall be responsible of maintenance <br />of open space area. Review Exhibit C, special conditions and <br />covenants restricting this development. <br />Subdivision 6 - Site plan. Asks for greater detail in the locating of <br />the proposed building sites, street and parking plans, etc. This <br />would be consistent with the request to locate house locations within <br />each pad. <br />Subdivision 7 - Hearings. The appropriate hearings have been called <br />for both the subdivision and the PRD at your September 19th meeting. <br />Subdivision 8 - Pinal approval. All conditions of preliminary <br />subdivision and conditional use permit for the PRD must be fulfilled <br />before final subdivision approval can be granted.
