I ........ma <br />{ <br />shall be determined as follows: <br />a)"Area" shall mean the actual platted or calculated lot area in <br />square footage or acres of every benefitted lot in the project <br />area, excluding platted or unplatted road rights-of-way, private <br />road outlots or RLS tracts, open water, designated wetlands, and <br />cemetaries. Unplatted toad right-of-way shall be measured 33 <br />feet from the travelled centerline or as otherwise shown on the <br />county half-section plat maps. Unplatted private driveway <br />easements shall not be excluded. <br />The project "area" for a storm sewer project shall be the entire <br />watershed or sub-watershed determined by elevation. <br />Benef itting properties may be divided such that only part of a lot <br />is within the project area. In these cases, only the area of lot <br />actually within the watershed will be assessed against that <br />property. <br />The project "area" for a trunk sewer, lateral sewer or watermain <br />project shall be the entire lot area of every benefitted <br />property, except that for large subdividable parcels being only <br />partially served by lateral sewer, the assessable area shall be <br />the number of existing and future units served times the minimum <br />lot area requited in that zoning district. <br />The project "area" for all other projects shall be the entire <br />actual lot area of each benefitting property. <br />19. Lots in Common Ownership. Where two or more adjacent lots or tax <br />parcels are owned in common, the assessment formula shall be <br />determined and divided as follows: <br />a)The total number of "units" assessed shall be determined by <br />zoning review as if all commonly-owned lots were one parcel. <br />This total would then be divided and spread over each separate tax <br />parcel as evenly as possible. <br />The total frontage assessment shall be determined as if all <br />commonly-owned lots were one parcel, with each separate tax <br />parcel assessed according to its actual dimensions. <br />The total area assessment shall be determined as if all commonly- <br />owned lots were one parcel, with each separate tax parcel <br />assessed according to its actual dimensions. <br />Assessment of a partial “unit" shall not make a lot <br />unless combined with other adjacent lots to equa a <br />full "unit". <br />e)current <br />zoning regulations. <br />20.
